Ealing town centre to receive complete revamp in the shape of 'Dickens Yard'

John Thompson & Partners’ high-density, mixed-use scheme to regenerate the cultural and retail heart of Ealing town centre for St George West London has received detailed planning approval. Dickens Yard was developed over a three year period following an extensive local community consultation process which included a series of public exhibitions, presentations and workshops.

Conceived around three new public open spaces, the scheme addresses the heritage that surrounds the site - the Listed Town Hall, Church and Locally Listed Fire Station – and integrates into its surroundings by linking through to existing routes in the town centre. Containing a mix of retail units to attract local specialist shops, as well as high street stores, Dickens Yard provides 698 residential units, 30% of which are said to be affordable.

All units are designed to Lifetime Homes standards with 10% being suitable for wheelchairs. The development achieves Code for Sustainable Homes Level 3, and incorporates extensive landscaped roofs, CHP (Combined Heat and Power) as well as a car club.

A community building, spa, gym and restaurants are also incorporated to encourage the development of a vibrant and socially sustainable place. Public and residential parking are located in two basement levels allowing the surface to remain car-free, with the exception of a taxi drop-off. The site benefits from a PTAL (Public Transport Accessibility Level) rating of 6A, with tube, bus and rail services all close-by.
