RTKL's plans for the single largest regeneration project in Edinburgh’s history

The Harbour: Leith Docks, is a 53-hectare mixed-use waterfront development in the city of Edinburgh, Scotland. The site comprises the first two ‘urban villages’ within the wider Leith Docks development, the single largest regeneration project in Edinburgh’s history.

The client’s brief focused on elevating land value by designing a mixed-used development with a strong sense of place in order to attract people to live, work and shop in the area. The master plan achieves this with a diverse mix of retail and leisure venues located along the waterfront to create an anchor for the development and a vibrant destination for visitors.

The project is centered around the revitalisation of the existing harbour and its quay-side, transforming it from an inaccessible industrial area into an active waterfront esplanade which will function as the civic heart of a new community. Upon completion, The Harbour: Leith Docks will include a dynamic mix of uses and amenities including offices, hotels, leisure activities, retail, civic space, and housing. The development will establish an active urban environment and form a connection between the waterfront and the existing adjoining neighbourhoods.

Ultimately designed for civic engagement, the architecture and materials will reflect openness and transparency with maximised views of the harbour. Active spaces on the ground floor will establish a strong public / private relationship at the street level and ensure that the destination is inclusive and accessible for all visitors. The plan’s inherent flexibility establishes the framework for a dynamic mix of residential, business and entertainment attractions that will create long-term economic value for the community.
